This is world-renowned German architectural firm Büro Ole Scheeren’s second design in North America.  At 1070 Barclay Street – a site at the southeast corner of the intersection of Barclay Street and Thurlow Street. An architecturally stunning redevelopment proposal in downtown Vancouver aims to provide the city with its first major twin towers and add to the skyline.

  • The form of the twin towers features a fixed alternating pattern of protruding boxes and balconies.

  • A total of 680 residential units are planned
  • 190 units – approximately 25% – dedicated to social housing to not only replace the demolished rental housing units but also add to the stock.
  • A draft Tenant Relocation Strategy Plan that exceeds the City’s minimum requirement has been submitted to the City,
  • 30% two-bedroom units and 20% three-bedroom units or more within the social housing portion of the development.
  • For the market residential units, 25% will have two bedrooms and 15% will have three bedrooms or more.

Bosa Properties is dedicated to supporting existing tenants. A draft Tenant Relocation Strategy Plan that exceeds the City’s minimum requirement has been submitted to the City, and a full-time tenant relocation coordinator has been engaged to provide a point of contact for tenants and to provide the assistance required,” reads a statement prepared for Daily Hive

“Tenants meeting the eligibility requirements will also have the first right of refusal for the new social housing, giving them an opportunity to return the neighbourhood.”

Adhering to the City of Vancouver’s High-Density Housing For Families & Children Policy, there will be 30% two-bedroom units and 20% three-bedroom units or more within the social housing portion of the development.

For the market residential units, 25% will have two bedrooms and 15% will have three bedrooms or more.

Oakridge Centre Redevelopment—A bold new vision for a bold, new community

The Oakridge Mall was first built in 1959. Today, it is an aging mixed-use behemoth situated on some of the most valuable land in Canada.

Developers Ivanhoe Cambridge and Westbank have proposed a daring new plan to unlock that value and turn the Oakridge area into a major centre, similar to the hubs that have sprouted up around Brentwood, Lougheed and Metrotown in Burnaby.

The plan, which was approved by Vancouver City Council in March 2014, will see the entire 28-acre area redeveloped, with 14 towers between 9 and 44 storeys.

The amount of retail space will more than double. Look for over 1.3 million sq ft of shopping and services, including an open-concept ‘High Street” that will blend new retail, restaurants and services with outdoor spaces and more. New, big-name anchor tenants are also promised.

Amenities at Oakridge Redevelopment

The redeveloped Oakridge Centre will offer a plethora of amenities for the 6000+ residents and the community at large.

  • A new community centre
  • library
  • seniors’ centre
  • daycare
  • rooftop gardens
  • outdoor running loop
  • outdoor amphitheatre
  • over 1 million square feet of retail
  • improved access to Canada Line

Parking and Storage

Maintenance Fees at Oakridge Centre

No firm details on strata fees yet, but similar developments along Cambie Corridor are around $0.37 per sq.ft (including: hot water, gas, heat and air conditioning).

Developer Team for Redeveloping Oakridge Centre

The Oakridge Redevelopment is being developed by Ivanhoe Cambridge and Westbank. They’ve been going the process for years, presenting a far less grand plan back in 2007. The runaway success of the Canada Line spurred another plan; this grand, hyper-ambitious redevelopment.

Ivanhoe Cambridge is a multi-billion dollar developer with assets in Canada, the US, Europe, Brazil and Asia.

Westbank is a major force in Lower Mainland real estate. Shaw Tower, Shangri-La and Woodwards are just some of the jewels they’ve developed.

Henriquez Partners Architects have the considerable task of designing the many buildings and spaces that will make up this project. They’re behind 6th and Fir in Vancouver and 60 West Cordova in the Downtown Eastside.

Expected Completion for Oakridge Redevelopment Condos

The Oakridge redevelopment will be a long term, multi-phase project. The first residential and commercial areas should be open by 2019, with the remaining building slated for 2024.

Sight-reading success with Paul Harris & Faber Music

During November, Faber Music are hosting a fabulous Piano Month, and are celebrating with a new piano resource magazine; The Faber Music Piano Catalogue.  Featuring all Faber’s piano publications, you can browse the magazine online for free by clicking here. As well as copious information about each publication, the new magazine also includes articles from some of their well-known piano writers and composers such as Pamela Wedgwood, Anthony Williams, Karen Marshall and Paul Harris.

My guest post today has been written by Paul Harris. Paul is a best-selling, renowned writer, composer, arranger, and author who has penned over 600 publications. His series, Improve your Sight-reading! is a stable resource in many a music teacher’s library (including mine!). A passionate advocate of sight-reading, the following article, which features in the Faber Piano Catalogue,  encapsulates Paul’s formula for sight-reading success.

Do I have to Sight-read?

This is a question many teachers may hear from their students. And for those who can play well from memory or by ear, why would they need to? The greatest gift we can give our pupils is musical independence, no longer needing a teacher to show them how it goes. If they can read, the whole wonderful world of music is open for them to explore and enjoy without restriction. Pianists can learn music to their hearts’ content, play duets, accompany friends and take part in all manner of ensemble playing with the confidence that their reading skills will allow them complete and unhindered understanding. And they’ll get high marks in exams!

The Improve your sight-reading! Teacher’s book for piano completes the process of learning to sight-read. If some lessons, or parts of lessons are given to teaching sight-reading skills (set out comprehensively in the Teacher’s book) and the pupil then goes home to practise (using the Improve your sight-reading! workbooks), the teacher will now find plentiful material to use to complete and polish the process.

Sight-reading can be taught. And all pupils can learn to sight-read accurately, fluently and confidently if they are taught in a systematic manner. The Improve your sight-reading! series, now complete with the addition of this teacher’s book will, through its methodical approach, allow all to achieve this essential core skill. Because each step forward is sequential and logical, progress will be continually evident and the whole experience will be fulfilling and fun!

Faber are offering a 10% discount on many selected publications in November and December this year, and you can find out more here.

My publications:

For much more information about how to practice piano repertoire, take a look at my two-book piano course, Play it again: PIANO (Schott). Covering a huge array of styles and genres, 49 progressive pieces from approximately Grade 1 – 8 level are featured, with at least two pages of practice tips for every piece. A convenient and beneficial course for students of any age, with or without a teacher, and it can also be used alongside piano examination syllabuses too.

You can find out more about my other piano publications and compositions here.

October 2017 Real Estate Board of Greater Vancouver Statistics Package with Charts & Graphs

October sales exceed historical average

Metro Vancouver home sales exceeded typical historical levels in October with the majority concentrated in the townhouse and apartment markets.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in the region totalled 3,022 in October 2017, a 35.3 per cent increase from the 2,233 sales recorded in October 2016, and an increase of 7.1 per cent compared to September 2017 when 2,821 homes sold.

Last month’s sales were 15 per cent above the 10-year October sales average.

“Conditions continue to vary significantly based on property type. The detached home market is well supplied with homes for sale, which is relieving pressure on prices,” Jill Oudil, REBGV president said. “It remains a much different story in the townhouse and apartment markets. Buyers of these properties continue to have limited supply to choose from and are seeing upward pressure on prices.”

There were 4,539 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in October 2017. This represents a 14 per cent increase compared to the 3,981 homes listed in October 2016 and a 15.6 per cent decrease compared to September 2017 when 5,375 homes were listed.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 9,137, a 0.1 per cent decrease compared to October 2016 (9,143) and a 3.5 per cent decrease compared to September 2017 (9,466).

For all property types, the sales-to-active listings ratio for October 2017 is 33.1 per cent. By property type, the ratio is 16.8 per cent for detached homes, 44.8 per cent for townhomes, and 66 per cent for condominiums.

Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.

“The growth in our provincial economy and job market is contributing to today’s demand,” Oudil said. “The federal government’s announcement of plans to tighten mortgage requirements for the seventh time in the last eight years also helped spur activity in the short term. Many buyers are trying to enter the market before the changes are in place.”

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,042,300. This represents a 12.4 per cent increase over October 2016 and a 0.5 per cent increase compared to September 2017.

Sales of detached properties in October 2017 reached 940, a 44.2 per cent increase from the 652 detached sales recorded in October 2016 and a 34.6 per cent decrease from the 1,437 sales in October 2015. The benchmark price for detached properties is $1,609,600. This represents a four per cent increase from October 2016 and a 0.5 per cent decrease compared to September 2017.

Sales of apartment properties reached 1,532 in October 2017, a 30.1 per cent increase compared to the 1,178 sales in October 2016 and a 0.7 per cent decrease from the 1,543 sales in October 2015. The benchmark price of an apartment property is $642,000. This represents a 22.7 per cent increase from October 2016 and a one per cent increase compared to September 2017.

Attached property sales in October 2017 totalled 550, a 36.5 per cent increase compared to the 403 sales in October 2016 and a 17.4 per cent decrease from the 666 sales in October 2015. The benchmark price of an attached unit is $802,400. This represents a 17.7 per cent increase from October 2016 and a two per cent increase compared to September 2017.
